Across the Delaware from Mercer County, Lower Makefield and Yardley homeowners hire us for additions, second stories, renovations and new homes, designed and engineered in house.
Lower Makefield Township wraps around Yardley borough on the Bucks County side of the Delaware River. Much of the township was built out in a housing boom through the 1990s, with smaller developments added since, while the villages of Edgewood and Dolington and the borough of Yardley hold older homes.
Many projects here involve homes from the 1980s and 1990s that need more space or a more open layout, and older village homes that need a careful addition. Our team designs both, from the first site visit through drawings sealed for the permit.
Licensed architects and professional engineers on one team, one contract and one set of signed and sealed drawings. See all of our services.
Rear, side and wraparound additions for kitchens, family rooms and primary suites, with the existing house evaluated by our engineers.
New floors over ranches, capes, garages and one story wings, with foundations and framing checked and reinforced as needed.
Whole house and partial renovations, wall removals and open plans, basements and attics, with structure and systems designed in house.
Ground up single family homes and teardown rebuilds, from site planning to sealed construction drawings.
Decks, covered porches, pergolas and garages engineered for footings, ledgers and loads.
Beam replacements, foundation fixes and engineer's letters for homeowners, buyers and insurers.
In Pennsylvania, building permits are reviewed under the Pennsylvania Uniform Construction Code by the township or borough, zoning comes first, and a project that needs relief from the zoning ordinance goes to the Zoning Hearing Board.
Lower Makefield has a Historical Architectural Review Board for the Edgewood Village Historic District. It reviews exterior changes visible from the street, including additions and alterations, and advises the Board of Supervisors, who make the final decision. The Dolington Village Historic District is also listed on the National Register. If your home is in either village, we plan the design and drawings around that review.
Properties near the Delaware River and the creeks that feed it may be in mapped flood areas. We check that before design so the addition is planned for the right requirements.
However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
Yes. Our project archive includes homes across Bucks County and eastern Pennsylvania.
No. Yardley is a separate borough surrounded on three sides by the township. Each has its own zoning and permits, and we work in both.
Exterior changes go through the township's Historical Architectural Review Board. We prepare drawings that show how the addition fits the village.
