Homeowners in Rhinebeck

Architects and engineers on one team.

Rhinebeck is a town of about 36 square miles in northwestern Dutchess County, with the Hudson River as its western line. The village of Rhinebeck sits within the town, the hamlet of Rhinecliff has an Amtrak station on the river. The Rhinebeck Village Historic District, listed on the National Register in 1979, covers about 167 acres and some 272 buildings ranging from Colonial to Colonial Revival.

Historic village houses, farmhouses and new homes on rural land each need structure and design planned together. Our architects and engineers handle both, under one contract.

Local considerations

Historic village and countryside.

In New York, building permits are issued by the town, village or city building department under the New York State Uniform Fire Prevention and Building Code, and zoning comes first. When a design needs relief from a setback, coverage or height limit, it goes to the Zoning Board of Appeals, and many villages and towns also require Architectural Review Board or Planning Board approval for exterior changes.

For homes in or near the village historic district, we design additions that follow the original rooflines, porches and proportions, and we document existing houses, often with LiDAR scanning.

On rural lots, septic, well, access and grading drive the design. We work those out first.

However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
