Rye's shoreline, brooks and historic neighborhoods shape what can be built. We design and engineer additions, renovations and new homes that work with them.
Rye is a small city on Long Island Sound in Westchester County, founded in 1660 and chartered as a city in 1942, with Metro-North New Haven Line service at Rye station. Wealthy Manhattanites once summered here in cottages and waterfront hotels, and neighborhoods such as Indian Village, Milton, Manursing, Greenhaven and Soundview Park now hold a mix of older and newer homes. The Boston Post Road Historic District is a National Historic Landmark District.
Much of Rye sits near the Sound, Milton Harbor, Blind Brook or Beaver Swamp Brook, and substantial areas fall within the 100 year flood hazard area. Flood elevations, wetlands and rock all affect where and how a house can grow.

In New York, building permits are issued by the town, village or city building department under the New York State Uniform Fire Prevention and Building Code, and zoning comes first. When a design needs relief from a setback, coverage or height limit, it goes to the Zoning Board of Appeals, and many villages and towns also require Architectural Review Board or Planning Board approval for exterior changes.
For homes in mapped flood areas, raising or adding on can trigger flood resistant construction requirements. The city also regulates work near wetlands and watercourses. We check flood mapping and wetland constraints first and design the structure accordingly.
Rye sits on significant bedrock, which can complicate foundations and basements. Our engineers design footings and foundations for the actual site conditions.
However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
We check current flood mapping before design and plan for any requirements that apply.
