Homeowners in Southeast and Brewster

Architects and engineers on one team.

Southeast is a town of about 32 square miles in the southeastern corner of Putnam County, with the village of Brewster as its most densely populated area and hamlets including Brewster Heights, Brewster Hill, Peach Lake and Sears Corners. Metro-North's Harlem Line stops at Brewster and Southeast stations. The Bog Brook and East Branch reservoirs, both part of the New York City supply, lie near the town center and east of Brewster.

Village houses, lake homes at Peach Lake and later suburban homes all appear here. Our engineers evaluate the existing structure first, then design the new work with the architecture.

Local considerations

Reservoirs and approvals.

In New York, building permits are issued by the town, village or city building department under the New York State Uniform Fire Prevention and Building Code, and zoning comes first. When a design needs relief from a setback, coverage or height limit, it goes to the Zoning Board of Appeals, and many villages and towns also require Architectural Review Board or Planning Board approval for exterior changes.

Properties near the reservoirs and their streams may face watershed review of septic, stormwater and disturbance. We check those requirements early.

Older village homes in Brewster often have older framing and small lots. We design additions that fit within the setbacks or explain early if a variance is worth pursuing.

However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
