Ho-Ho-Kus is a small borough with a lot of character. We design and engineer additions, second stories and renovations that fit its homes and streets.
Ho-Ho-Kus covers less than two square miles, with the Ho-Ho-Kus Brook running through its downtown and landmarks such as the Hermitage and the Ho-Ho-Kus Inn. On its compact lots, every foot of an addition has to be planned carefully.
On compact lots, the right design is often a second story or a smart rear addition rather than a sprawling footprint. That puts the focus on structure: checking the existing foundation and framing, designing new beams and posts, and detailing how the new floor ties into the old house. Our engineers handle that in house.

Rear, side and wraparound additions for kitchens, family rooms and primary suites, with the existing house evaluated by our engineers.
New floors over ranches, capes, garages and one story wings, with foundations and framing checked and reinforced as needed.

Ground up single family homes and teardown rebuilds, from site planning to sealed construction drawings.
Decks, covered porches, pergolas and garages engineered for footings, ledgers and loads.
Beam replacements, foundation fixes and engineer's letters for homeowners, buyers and insurers.
In New Jersey, most additions and structural renovations need zoning approval from the town before the construction permit, and the construction permit itself is reviewed under the state Uniform Construction Code. When a design needs relief from a setback, coverage or height limit, it goes to the town's land use board for a variance hearing.
Properties near the Ho-Ho-Kus Brook can be in or near mapped flood areas, which affects where and how an addition can be built. We check flood mapping early so the design is right the first time.
Older homes near the center of town reward careful design. We pay attention to rooflines, scale and materials so an addition fits the house and the block.
However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
Often it is, because it adds space without using up yard or coverage. We compare both for your lot.
