Saddle River's estate lots and landmark homes deserve a design team with both architects and engineers. We design additions, major renovations and new homes in the borough from our office next door in Allendale.
Saddle River is known for its countryside setting: two acre minimum zoning for homes, horse farms, open fields and woods, and a mix of stately historic estates and newer residences. The Saddle River Center Historic District, listed on the National Register in 1986, sits along West Saddle River Road at East Allendale Road.
Large homes on large lots open up design possibilities and bring engineering demands: long spans, tall spaces, complex roofs, big window walls and site work around pools, terraces and driveways. Our engineers design all of it alongside the architecture, so the drawings your builder prices are complete.
Licensed architects and professional engineers on one team, one contract and one set of signed and sealed drawings. See all of our services.
Rear, side and wraparound additions for kitchens, family rooms and primary suites, with the existing house evaluated by our engineers.
New floors over ranches, capes, garages and one story wings, with foundations and framing checked and reinforced as needed.
Whole house and partial renovations, wall removals and open plans, basements and attics, with structure and systems designed in house.
Ground up single family homes and teardown rebuilds, from site planning to sealed construction drawings.
Decks, covered porches, pergolas and garages engineered for footings, ledgers and loads.
Beam replacements, foundation fixes and engineer's letters for homeowners, buyers and insurers.
In New Jersey, most additions and structural renovations need zoning approval from the town before the construction permit, and the construction permit itself is reviewed under the state Uniform Construction Code. When a design needs relief from a setback, coverage or height limit, it goes to the town's land use board for a variance hearing.
Even on two acres, setbacks, height limits and coverage still shape what can be built, and many estate properties also have steep areas, wetlands or the Saddle River itself to work around. We map those constraints at the start so the design responds to the site.
For a major renovation of an older estate, we document the existing house accurately, including with LiDAR scanning when it helps, before design begins. That avoids surprises when walls open and lets us design new work that ties into the original structure.
However your project is approved, we deliver signed and sealed drawings to you, support you and your contractor through the permit submission and answer the building department's review comments in house. Read how a project moves from consultation to close out on our process page.
